A chimney is masonry that lives in the worst weather on the house
A chimney stands above the roof with nothing to shelter it. Rain hits it from every side, and in a New Jersey winter the water that soaks into brick and mortar freezes, expands and pushes the masonry apart from the inside. That is why chimneys often look worn years before the rest of the house does, and why most chimney repair is really about stopping water.
Where chimneys fail
- The crown. The concrete cap on top of the brickwork takes the weather first. Once it cracks, water runs straight down into the masonry below. Catching it at the crown costs far less than rebuilding the stack later.
- Mortar joints. Mortar is meant to wear before the brick does. When the joints are recessed, sandy or missing, water gets behind the face of the brick.
- Spalling brick. Brick faces that flake, pop off or crumble have been taking water and freezing for a while.
- Flashing. The point where a chimney meets the roof is one of the most common leak sources on any house. A stain on a ceiling or wall near the chimney usually starts here.
- The cap. A missing or rusted cap lets rain, and animals, straight down the flue.
What the repair involves
Repointing means grinding out the failed mortar to a proper depth and packing new mortar in, rather than smearing a skim over the old joints. The mortar has to suit the brick: a hard modern mix packed into soft older brick forces the brick to take the movement instead of the joint, and the faces spall.
Brick replacement cuts out damaged units and sets new ones matched as closely as the old brick allows. A new crown is formed to shed water off the edges, with an overhang so it drips clear of the brick below. Flashing is redone as a set, with step flashing tied into the roof and counter flashing let into the mortar joints. The chimney and its flashing get looked at together rather than as two separate jobs, because a leak often involves both.
When it needs a rebuild
When the brickwork above the roof is loose, leaning or crumbling through rather than on the face, repointing is not enough. The chimney is taken down to sound brick, usually at or near the roofline, and rebuilt with a new crown and new flashing. If you are planning a roof replacement, it is the right time to do this, because the flashing ties into both.

What should I do if the brick on my chimney is crumbling?
Have it looked at before winter. Crumbling brick means water is getting in and freezing, and every freeze makes it worse. Loose brick can also fall. The repair starts by stopping the water at the crown, cap and flashing, then replacing the damaged brick or rebuilding the top of the stack if the damage runs deep.
Is chimney repair covered by homeowners insurance?
That depends on your policy and the cause. Sudden damage, such as a tree limb or a lightning strike, is treated differently from wear that built up over years. Your insurer makes that call. We can tell you plainly what we found and what caused it.
What is the best time of year for chimney repair?
Spring through fall. Mortar needs to cure above freezing, so masonry work in a hard freeze is a poor idea. The best time to book is before the heating season, so any damage is fixed before the winter works on it.
How long does a chimney last?
A well built brick chimney can last as long as the house, provided the mortar joints are repointed when they wear and the crown and flashing are kept sound. Those are the parts with a shorter life, and they are what protects everything else.
Can I repair a chimney myself?
Small jobs at ground level, maybe. A chimney means working at height on a roof, and the wrong mortar or a surface skim over failing joints can cause more damage than it fixes.
