The cheapest way to extend an asphalt driveway, and the most oversold service in the trade.
Worth doing, and easy to overdo
Sealer is a protective coat over asphalt. It slows the damage that water, ultraviolet light and road salt do to the surface, and it makes a tired driveway look considerably better for very little money. On a sound driveway on a sensible schedule, it is one of the best value jobs in this trade.
It is also the service most often sold to people who do not need it yet, or who need something else first.
What sealing does
- Slows oxidation, which is what turns black asphalt gray and brittle
- Keeps water out of the surface, so freeze and thaw has less to work with
- Resists petrol, oil and salt damage
- Restores the color, which is the part most people are actually buying
What sealing does not do
Sealer is a coating, not a structural repair. It will not fix a failed base, close a structural crack, or lift a section that has sunk. Sealing over those problems hides them for one season and changes nothing underneath. If your driveway has widespread cracking or areas that pool water, that work comes first.
Timing
A new asphalt driveway needs to cure before its first seal. Sealing too early traps what is still curing and does more harm than waiting. After that, the right interval depends on how much sun, traffic and salt the surface takes, and resealing every single year is usually more than a driveway needs.

Common questions
How soon after paving can I seal?
Not immediately. New asphalt needs to cure first, and sealing it too early works against that. We will give you the timing for your driveway rather than a rule of thumb.
How often should a driveway be sealed?
Less often than most sealing companies suggest. It depends on exposure, traffic and how the surface is holding up, which is something worth looking at rather than scheduling blindly.
Will sealing fix my cracks?
It will fill very fine surface cracks. It will not fix structural cracking, and it will not do anything for a driveway whose base has gone. Those need repair first.
Is it worth sealing before selling a house?
It usually makes a strong visual difference for a small spend, which is exactly what you want before a sale. Just be aware you are buying appearance rather than repair.
